Division 05 — MARIEDA

Property & Fit-out

Premises are not a backdrop, they are a working tool

Property management, brokerage, interior architecture and fit-out, office and home furnishing.

A

The need

Badly laid-out premises cost you every day: workstations that cannot be cabled cleanly, a meeting room that closes off nothing, a reception area that says nothing about you. People put up with it, then move — which costs far more than laying the place out properly in the first place.

On the other side, a property let without a serious inventory or proper rent follow-up produces disputes, not income. Both problems are solved with the same thing: method, and documents in writing.

B

What we do

Deliverables, not skills: each one can be ordered, measured and signed off.

  • Rental management

Finding and vetting tenants, drafting leases, photographed joint inventories, rent calls and follow-up, reminders, periodic report to the owner.

  • Brokerage and transactions

Valuation, file preparation, qualified viewings, negotiation and support through to signature. Documents checked before any commitment.

  • Interior architecture and design

Survey of the existing space, dimensioned layout drawing, setting-out, mood boards and 3D views, schedule of furniture and materials.

  • Office fit-out

Partitioning, workstations, meeting rooms and reception areas. Cable routes anticipated with the IT division, not retrofitted afterwards.

  • Home furnishing

Furniture, storage, textiles and lighting, from drawings or as a rearrangement. Quotation room by room, delivery and assembly included.

  • Retail and reception fit-out

Counters, display units, wall dressing and interior signage, consistent with the brand guidelines produced by the communication division. The printed elements come out of our workshop; here, the design and the installation.

  • Property maintenance

Minor works, making good between two tenants, routine maintenance contracts. Quotation before the work, photographs after.

C

How we work

  1. Survey before drawing

We do not draw on a ten-year-old architect’s plan. We measure the real dimensions, the services and the structural constraints before proposing anything.

  2. Everything written and photographed

Inventories, reservations, handing over of keys, call-outs: every stage leaves a dated, illustrated document. That is what settles a dispute before it becomes litigation.

  3. The neighbouring trades are already in the house

Cabling, printed signage and the making of reception uniforms are not subcontracted outside: they belong to the other divisions, on the same project and the same invoice.
