The need

On a construction site, the lowest quotation is rarely the cheapest. What costs is the rework: a badly set fall that lifts a slab within one season, a rushed waterproofing job reopened the following year, a trade abandoned midway that has to be taken up again at another price.

We price what will actually be executed, in the order in which the trades must come through, and we hand over with the documents that prove it. A structure is judged at the next rainy season, not on the day it is handed over.

What we do

Deliverables, not skills: each one can be ordered, measured and signed off.

  • Structural works

    Foundations, elevations, floors and roof structure. Setting out agreed on both sides, reinforcement checked before pouring, concrete test cylinders kept.

  • Design-and-build as main contractor

    A single contract from design to handover: studies, construction drawings, management of every trade, handover. One contact, one schedule, one invoice.

  • Full refurbishment and renovation

    Reworking existing floors and buildings: partitioning, suspended ceilings, electrics, finishes and coverings, in occupied or vacant premises.

  • Civil engineering and industry

    Reinforced concrete structures, industrial floor slabs, equipment bases and plinths, buried networks and drainage.

  • Works and services

    Second-fix trades, painting, waterproofing, joinery, plumbing and minor maintenance work, one-off or under contract.

  • Borehole construction

    Intake structure, casing and sealed head, pumping equipment and rising main, apron and superstructure, yield test and commissioning.

  • Roads and external works

    Earthworks, falls set towards the outfall, slabs and paving, kerbs and edges finished up to the face of the walls.

How we work

  1. 01

    Survey and measurement

    Nothing gets priced from a photograph. We come out, survey what is there and identify what does not show on the drawing — that is where the surprises and the variations hide.

  2. 02

    Detailed bill of quantities

    A schedule line by line, with quantities and unit prices. You can compare it, remove a package, or phase the works — none of which a lump sum allows.

  3. 03

    Sequencing of the trades

    The programme sets the order in which trades come through. A suspended ceiling fitted before the electrics are pulled has to come down in full: the sequence is not a detail, it is the deadline.

  4. 04

    Handover and as-built file

    Joint handover inspection with snagging cleared, then delivery of the file: as-built drawings, product data sheets, maintenance instructions. The file remains yours.
